Housing Assistance Payments Contract HUD-52641, Parts A & B The contract between you and CHA (separate from the tenant lease) that sets the terms CHA pays under.
Direct Deposit Authorization CHA form Required for HAP disbursement; we attach a voided check on your behalf.
Inspection Compliance Self-Certification CHA-0191 Lets us self-certify correction of eligible minor fail items without a re-inspection visit.
Change of Ownership / Management Packet CHA form Required notice to CHA when a property is sold, acquired, or changes management, to avoid a payment gap.
HCV Owner Portal account chahcvportal.org System of record for HAP statements, inspection results, rent-increase requests, and 1099s. We keep this current for you, including the 2FA CHA has required since December 2025.

14 days
Correction window after a failed Initial Inspection, before a second inspection is scheduled. A second failure means the RTA is denied outright.
30 days
Default re-inspection window after a failed Regular, Complaint, or Quality Control inspection (24 hours if a deficiency is life-threatening).
60 to 120 days
Advance notice CHA requires for a rent increase request. The unit must already be inspection compliant to qualify, and we make sure it is.
Most common fail items
Missing or misplaced smoke and CO detectors, miswired outlets, broken windows, and gaps over ¼" in walls or floors. We check all of these before your inspection.
$75 fee
Charged if items remain unresolved after the first re-inspection. We make sure it never comes to that.
Annual vs. biennial
Inspections happen yearly, not every two years, for units with a child under 6 or an owner on CHA's Do Not Lease List.
RTA ≠ HAP Contract
Separate documents, separate timelines, the most common mix-up for new owners. We keep them straight.
